Services
We offer 2 levels of service - Tenant find or Full Management.
Tenant Find
Our Tenant Find service comprises the following:
A. THE SERVICE
- Providing a rental valuation of the property and giving advice as required.
- Advertising as necessary, interviewing and selecting tenants, arranging/carrying out viewings.
- Obtaining references and credit checks, as appropriate.
- Advising on the transfer of gas, electricity, and telephone accounts.
- Collecting the first advance rental and security deposit.
- Drawing up a standard Assured Tenancy Agreement and arranging signature by the tenant/s.

B. FEES
Our fee for the Letting Only Service is equivalent to 50% of one months rent. This fee will become payable upon the signing by the tenant/s of the Tenancy Agreement as above, and will be deducted from the monies received by any incoming tenant.

Full Management
Our full management service is a comprehensive management service designed to take all the stress out renting property. This is our most popular service and covers everything from Providing the initial rental appraisal to dealing with tenant changeovers.
This service briefly comprises:
- Rental inspection/evaluation and letting advice
- Advertising
- Viewings, screening & reference checking of prospective tenants
- Signing tenancy documentation
- Advising and assisting in the transfer of utility services
- Ongoing rental collection
- Production of monthly financial statements
- Ensuring the property is compliant with modern legislation and that all necessary safety certificates are in place (where necessary these can also be organised as an additional service, see below)
- Taking control of ongoing repairs and maintenance, as appropriate,
- Dealing with any potential rent arrears and ensuring monies are always forwarded on to the client on time.
FEES
a) Letting Fee equivalent to 50% of one months rent.
b) Management Commission equivalent to 8% of rental received. The Letting Fee will be payable for each agreement granted to new tenants. An Administration Fee of £50 will be payable on the occasion of each renewal of an existing agreement.
We will also provide additional services such as inventory, deposit processing (in accordance with recent legislation) and landlord’s safety certificates.
